THE 5% HACK + BEYOND 5%

Less interest.
More freedom.

Find out how increasing your payment could move your payoff date forward. Change any assumption and see the result instantly.

HOW IT WORKS

Increase the whole scheduled payment by a chosen percentage at each adjustment—not just the extra principal.

Extra funds are applied to principal. Escrow is never treated as principal repayment.

Advanced growth rules & payment ceiling⌄

Beyond 5% starts with 5% payment increases, adds one percentage point after every two increases (5%, 5%, 6%, 6%, …), and caps the rate at 10%. A payment ceiling stops the monthly P&I amount from rising above your chosen limit.

Calculations assume a fixed-rate, fully amortizing loan, monthly interest at APR/12, no fees, no recast, and that the lender applies overpayments directly to principal.
